Seven months of planning in conjunction to Lauricella Land's vision for condominium sales, gives Greater New Orleans a taste of the Belle Rive golf experience.
Birmingham, AL – There are many variables you have to take into consideration when recommending a golf strategy to compliment a developer's vision for real estate. Selection of a development team beginning with a course architect, establishing a master plan, reviewing course routing plans, creating development budgets and soliciting input from passionate club members are part of the development process. Over the past seven months, the Redford Golf Group (www.redfordgolfgroup.com) has been working with Lauricella Land, based in New Orleans, La, (www.lauricellaland.com) to establish a solid foundation for the golf business strategy necessary to compliment the vision for Belle Rive (www.bellerivela.com ). "Each development has its own set of parameters that we have to work within. It is our responsibility to provide a clear vision of unique recommendations that maximize revenue, increase operational efficiency and enhance the customer experience there by allowing the developer to gain the largest return on their investment," said Russell P. Redford, Jr., CEO of Redford Golf Group.
Belle Rive, the existing Colonial Golf & Country Club, introduced itself to Greater New Orleans last weekend at the PGA Tour's Zurich Classic (www.zurichgolfclassic.com). Belle Rive is a proposed 154 unit condominium tower adjacent to the Mississippi River. Belle Rive, Greater New Orleans' first real estate project post-Katrina to have state-of-the-art fitness, dining, and golf all in one, is scheduled to start construction in spring of 2009.
The Redford Golf Group prides itself on understanding their client's vision. Defining all of the connectors necessary to make golf operations gel with the other selling points of a project is critical. "Having a vision is important, but without input from the development team and establishing a detailed plan to include all feasible business and financial objectives, the vision will die." stated Redford. In the real estate/golf business you have to be flexible, follow your plan but anticipate potential issues before they happen, then react. The fact that the Redford Golf Group has experience in managing golf operations for high-profile developments gives developers peace-of-mind. "The great thing about this business is that every project is different. Whether you are dealing with environmental, structural, or operational issues, you better have experience in each. Every project has so many variables that it takes someone like us to come in and assist a developer in determining how golf can play a role." For instance, the Redford Golf Group collaborated with Lauricella Land to integrate a golf renovation strategy that would support the overall master plan. This strategy included everything from selection of a golf course architect, integration of the course routing plan into the master plan, creating a golf course base map ready for construction bids, to reviewing the clubhouse design and floor plans.
Lauricella Land has stated that Belle Rive will be over $80M to create. The golf component, which includes services from golf course architect Watermark Golf / Nathan Crace (www.watermarkgolf.com), will include a complete renovation of the existing Colonial Golf & Country Club golf course, a clubhouse located on the 1st floor of the condo tower, men's and ladies locker rooms and state-of-the-art fitness facilities.
The Redford Golf Group prides itself on understanding goals, evaluating research, identifying objectives and implementing business systems. At the end of the day, the Redford Golf Group provides strategic direction that will incorporate golf's tangibles.
